The Knockdown Rebuild Process

Step 1: Site Assessment.

Initial Site Assessment: Your Working Spaces Group Home Consultant will meet with you for an initial site assessment, which involves visiting the site to understand your objectives and thoughts regarding the site development and suitable designs. This service is free of charge. Local council regulations and overlays vary from lot to lot and will influence the planning and design considerations for your project. Initial Planning Assessment: Following the site assessment, you will have a no-obligation meeting with one of our preferred planning consultants and your Working Spaces Group Consultant. During this meeting, a preliminary discussion will take place regarding the feasibility of the development, and a preliminary budget will be established. After this meeting, we can provide a quote to prepare and submit your planning application. Minor Works Agreement: At this stage, it is time to allocate funds to a minor works agreement, usually in the range of $10,000 to $20,000. This will enable us to lead the process for you and contract the necessary professionals, such as planners, site surveyors, engineers, and designers, to compile the required information for the project. The scope of this agreement will be tailored to your specific project.

Step 2: Your Design Group at Work.

During this time there will be a melting pot of information being compiled. This is done in collaboration with all consultants, with G.J.’s coordinating it primarily with the planner. All components affect one another. For example, the site levels will partially dictate how high the boundary you can go, thus affecting design. How the neighbors have utilized their site will affect how you can develop yours, usually due to privacy rules.

Soil types, flood plains, fire rating, orientation, existing drains, existing trees, historic areas, retaining walls, and many other considerations, can all affect the final design.

Final agreed design/planning application:
By assessing all the challenges and balancing them with your primary objectives the final concept design and planning application takes shape. This is then submitted on your behalf.

Step 3: Approvals.

Responding to Planning/Permit Conditions and Queries: As the planning department reviews the proposal, there may be requests for information or changes to the submission. We will work with the planner to address these requests, requiring your input as necessary. Some requests may be beyond the original scope and may require additional funds. Planning Approval: Upon receiving planning approval, there may be requirements and a list of fees/infrastructure charges to be paid by you. Once you accept these, we will proceed to finalize the home design and the necessary investment, and then assemble the building contracts. Certain items, such as soil tests and levels, can be credited from the planning process. There may also be civil works such as drains and power, for which we can assist in getting started at your cost. Final Working Drawings/Building Contracts Signed: Upon completion and approval of any subdivision/civil works, or at an earlier agreed-upon time, the building contract (signed before the planning application) is entered into, which may include the demolition of the existing home. Building Permit Application Submitted: Following this, we will submit the building permit application. During this period, you will have time to make your color selections from a wide range of options. Additional information or clarification requests from the local jurisdiction will be taken care of by us, with your involvement when necessary. Building Permit Approved: After receiving your building permit, we will finalize your finances, suppliers, and subcontractors, place orders, and confirm the construction start date.

 

Step 4: Work Begins.

Slab:

  • Siteworks and Demolition (if applicable)

  • Underground Plumbing

  • The foundation of the new house is complete

Frame Up:

  • The wall frame is complete and installed

  • The roof frame is complete and installed

  • Structural supports installed

Close Up:

  • Electrical, gas, and plumbing rough-in

  • Windows installed

  • External wall cladding/bricklaying

  • Upper roof covering

Fix Out:

  • Fixing of internal doors, external doors

  • Fixing exterior architectural features

  • Internal linings and plaster boarding

Practical Completion:

  • Finishing touches

  • Floor coverings (if applicable)

  • Walkthrough the house together, identifying areas needing attention

Handover of your new home:
You will be contacted at regular intervals during the build leading up to the handover of your home.
